The JustClose.com platform is distinguished by its marketing tools and expanded Seller Input Form that let the Seller enter more home listing details, including green and smart home attributes.

People interested in buying and selling directly will be able to use JustClose.com for the site’s enhanced services, including its roster of on-demand agents. Unlike other For Sale by Owner (FBSO) services, JustClose.com allows buyers and sellers to set up their own “Virtual Workspaces” where they can communicate, aggregate documents, track deadlines and submit deposits. If they want ad hoc support from real estate agents, lawyers, or other related real estate professionals, they can easily invite them to join their Virtual Workspace.

JustClose.com has a similar mechanism to coordinate a “Virtual Closing” where all parties on both sides of the transaction can “meet” to digitally sign and distribute documents efficiently and securely.

Seller Options and Pricing

Option 1 – FSBO- (For Sale by Owner) Do it fully by yourself. Subscription fee $10 per month*

This option allows sellers to conduct direct transaction with buyers. To complete closing, we ask for both parties (buyer and seller) to have their respective attorneys.

*Subscription fee to list your property on our website only (Do it Yourself) – $10 per month for three months minimum Our value proposition for Option 1:

  • Free limited telephone consultation with our broker
  • Market your property by yourself or using our marketing team (fees specific to social media and email campaign applies, ask for details)
  • Follow-up on leads (you will be provided with leads)
  • Access to our website vetted professionals (agents, attorneys, finance, service).
  • Unlimited photos – provided and uploaded by themselves
  • Virtual Tour – Doing it yourself, upload your own video
  • Real estate documentation and brochure upload
  • Optional for seller (3 months minimum)
    • $10 additional per month (total $20 a month) – add your property to our Hot Properties list. We will post your property on our Home Page under Hot Property banner and mention it in our company marketing campaigns.

    • Create floor plan $49

FSBO Enhancement: If the owner would like a full consultation and support from assigned real estate agent to help him sell his property without paying any real estate commission, then the owner shall pay our office 1% of the selling price of the house – for our consultation services.

Option 2 – List your house with us for 1% – 2.5% commission

This option will allow sellers to employ our brokerage, Green Expectations, LLC. to list their homes on the MLS and reserve the right to sell it by themselves.

Some of the benefits choosing this program are:

  1. initial consultation: 1- 2 hours presentation to discuss the following: staging, showings, pricing and a custom marketing plan and selling strategy
  2. CMA (Comparative Market Analysis) – to determine the house value.
  3. If a real estate agent brings a buyer and house is sold, the following fees will be applied;
  • $35 a month: $10 to list the house on our site + $25 to list the house on each MLS (Multiple Listing Service) plus many major internet syndications like Zillow.com, Trulia.com, Realtor.com.
  • The agent who brings the buyer to the seller gets 2.5 % real estate commission.
  • When the house is sold, in addition to 2.5% real estate commission, the seller (owner), pays Green Expectations, LLC. $750 for house sold for up to $300,000, then $100 for each $100,000 house price increase.
  • If the owner sells the house himself to a buyer that the owner finds, without the help of a real estate agent, the owner will not pay any real estate commission, however the owner will pay our office 1% of the selling price of the house as our fee.
  • This option is for a three months minimum agreement

What the Seller Owner gets:

  • All Option 1 benefits plus:
  • 1 Open house per month
  • Real estate documentation and brochure upload

Option 3 – List your house with us for 4.5% commission full service

This service listing package will allow sellers to employ our brokerage, Green Expectations, LLC. to list their homes on the MLS. Full service 4.5% real estate commission.

What Seller gets:

The purpose of this strategy is to give the seller the better exposure on the social media and Internet.

Some of the benefits choosing this program are:

  1. initial consultation: 1- 2 hours presentation to discuss the following: staging, showings, pricing and a custom marketing plan and selling strategy
  2. CMA (Comparative Market Analysis) – to determine the house value.
  3. Marketing and selling plana. Describe the house and house benefits on Multiple Listing Services (MLS) for potential buyers to view.b. Create property brochure online.c. Email campaign to potential buyers using seller’s contact list.d. Social media and Internet marketing enhancements.

The purpose of this custom fit strategy is to give the seller the better chance for buyers to find the property through the better exposure on the all social media and Internet, since 93% of buyers start a search on Internet. Some of the benefits choosing this program are:

  1. Initial consultation: 1- 2 hours presentation to discuss the following: staging, showings, pricing and a custom marketing plan and selling strategy
  2. Broker Price Opinion- to determine the correct listing price (not a CMA), to determine the house value.
  3. creation of a custom marketing plan and selling plana. Professionally written articles describing your property, your town and town supporting systems. We will use articles, videos and all other supporting materials to enhance your property searchesb. We will create your property own mini-website with your property address, so potential buyers will be able to share it.c. Email campaign, phone calls by multiple agents.d. Advanced social media marketing using paid ads.
